This varied usage has taken a toll on the hardwood flooring and moulding. This year&#8217;s repair will mark the final sanding of the main room floor before it is replaced in the second phase of renovation. The walls and trim have been changed from the standard white\/green to an offwhite and the room will be filled out with new furniture and updated composite pictures.<\/p>\n<\/div>\n<h3>Roof Replacement<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: Roof Replacement<\/p>\n<p>Description:<\/p>\n<ul>\n<li>Remove existing metal roof<\/li>\n<li>Install new copper roof<\/li>\n<li>Install new philiadelphia gutters\/downspouts<\/li>\n<li>Install chippendale style railing (BAR approval)<\/li>\n<li>Replace roof hatch<\/li>\n<\/ul>\n<p>Estimate: $87,400.00<\/p>\n<p>Contractor(s): Askew Roofing &amp; Bethel Welding<\/p>\n<p>Status: Complete | November 2007<\/p>\n<h3>Project Detail:<\/h3>\n<p>After nearly 80 years of wind and rain the standing seam metal roof on top of 159 is failing. This fall&#8217;s replacement will begin with a full removal of the existing roof, and a replacement of failed underlayment. A new copper roof and philiadelphia gutter system will be installed and should be finished in early October. The construction committee has met with an architect and submitted plans to the Charlottesville Board of Architechtural Review for a railing system to line the flat area of the roof. Pending approval this railing will add security for the membership who access the roof.<\/p>\n<\/div>\n<h3>Third Floor Bathroom<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: 3rd Floor Bath Renovation<\/p>\n<p>Description:<\/p>\n<ul>\n<li>Remove existing linoleum flooring<\/li>\n<li>Repair wood subflooring<\/li>\n<li>Remove old plumbing fixtures and divider<\/li>\n<li>Install new sink and toilet<\/li>\n<li>Install new tile floor<\/li>\n<\/ul>\n<p>Estimate: $1,400.00<\/p>\n<p>Contractor(s): Gregg Meukow &#8217;88<\/p>\n<p>Status: Complete | November 2007<\/p>\n<h3>Project Detail:<\/h3>\n<p>The third floor bathroom has suffered from disrepair primarily because it is less used than the 2nd floor bathroom and has consequently seen less money spent on its upkeep through the years. This renovaion will allow for a new tile floor and fixtures, with future work replacing the bathroom&#8217;s window and doorway.<\/p>\n<\/div>\n<h3>Heating System Rebuild<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: Heating System Repair<br \/>\nDescription:<\/p>\n<ul>\n<li>Repair and reinstall all radiators<\/li>\n<li>Reroute piping to complete loop for radiator return<\/li>\n<li>Install piping behind bar area for return<\/li>\n<\/ul>\n<p>Estimate: $15,500.00<br \/>\nContractor(s): Blue Ridge ServicesStatus: In Progress<\/p>\n<h3>Project Detail:<\/h3>\n<p>Although the steam boiler in the basement was replaced in the mid 1990s, the steam condensate return piping that runs from the kitchen under the house back to the boiler room failed some time thereafter. This has prevented the boiler from being operational for the past 2 years and subsequently the radiators were taken out of the rooms. Heating has only been accomplished using the electric space heaters that the City Inspector has found objectionable. This year&#8217;s repairs will allow for the steam heating system to operate by reconnecting all the vertical steam risers starting at the kitchen and routing a new return pipe back to the boiler room below the basement ceiling. The radiators will be reinstalled in rooms with thermostatically controlled supply valves used to control the room temperature. The repairs also take into account the possible future renovation goal of converting the steam boiler system to a heating water system, utilizing hot water radiation throughout the house instead of steam. This will be evaluated further as costs are analyzed.<\/p>\n<\/div>\n<h3>Second Floor Bathroom<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: 2nd Floor Bathroom Renovation<br \/>\nDescription:<\/p>\n<ul>\n<li>Regrout shower stall<\/li>\n<li>Replace all plumbing fixtures<\/li>\n<li>Reseal all drains<\/li>\n<li>Fir out walls to hide piping\/electrical<\/li>\n<li>Install new steel toilet stall<\/li>\n<li>Tile all walls to chest height<\/li>\n<li>Repair\/paint exposed drywall<\/li>\n<\/ul>\n<p>Estimate: $7,000.00<br \/>\nContractor(s): Gregg Meukow &#8217;88 &amp; Bethel Welding<br \/>\nStatus: Complete <abbr title=\"October\">Oct.<\/abbr> 2007<\/p>\n<h3>Project Detail:<\/h3>\n<p>Serving as the primary shower and bathroom for all residents of the house, the 2nd floor bathroom has seen the most wear through the years. This renovation will serve to not only update the fixtures, but also to renew the life of the bathroom with new tile and grout. Bethel Welding has been contracted to produce powder-coated steel stalls which will stand up much better to long term usage than painted wood as was previously used.<\/p>\n<\/div>\n<h3>Cornice Repair<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: Cornice Repair<br \/>\nDescription:<\/p>\n<ul>\n<li>Tear out rotten cornice work<\/li>\n<li>Replace cornice and moulding<\/li>\n<\/ul>\n<p>Estimate: $3,500.00<br \/>\nContractor(s): Seminole Interiors<br \/>\nStatus: Completed July 2006<\/p>\n<h3>Project Detail:<\/h3>\n<p>One of the most obvious signs of disrepair, the East cornice was deconstructed and replaced in the summer of 2006. The cornice renovation required the creation of unique mouldings and woodwork as well as a 45 ft. boom lift rental.<\/p>\n<\/div>\n<h3>2nd Floor Porch<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: Porch Replacement<br \/>\nDescription:<\/p>\n<ul>\n<li>Tear out decking<\/li>\n<li>Install rubber underlayment<\/li>\n<li>Correct underlayment pitch<\/li>\n<li>Install new decking<\/li>\n<\/ul>\n<p>Estimate: $1,800.00<br \/>\nContractor(s): Seminole Interiors<br \/>\nStatus: Completed September 2006<\/p>\n<h3>Project Detail:<\/h3>\n<p>The West porch has long had trouble with leaking into the 2nd floor as well as down onto to the main entrance landing. The installation of a new porch door, rubber underlayment and new plywood entrance ceiling, has created a way to move water off the porch properly.<\/p>\n<\/div>\n<h3>Library Ceiling Replacement<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: Library Ceiling Replacement<br \/>\nDescription:<\/p>\n<ul>\n<li>Hang new drywall ceiling<\/li>\n<\/ul>\n<p>Estimate: $2,000.00<br \/>\nContractor(s): Seminole Interiors<br \/>\nStatus: Completed August 2006<\/p>\n<h3>Project Detail:<\/h3>\n<p>Water leaking from the East gutters caused sever damage to the Library ceiling. Once this gutter issue was resolved and the cornice replaced (see cornice pictures) we went ahead with putting in a new ceiling in the library. New ceilings were also installed in several rooms and part of the basement and laundry.<\/p>\n<\/div>\n<h3>2nd Floor Landing Window<\/h3>\n<div>\n<h3>Project Specs:<\/h3>\n<p>Project: 2nd Floor Landing Window<br \/>\nDescription:<\/p>\n<ul>\n<li>Tear out rotted window<\/li>\n<li>Install custom metal window<\/li>\n<\/ul>\n<p>Estimate: $2,400.00<br \/>\nContractor(s): Charlottesville Glass and Mirror<br \/>\nStatus: Completed July 2006<\/p>\n<h3>Project Detail:<\/h3>\n<p>The virtual non-existence of a window between the first and second floor was of immediate concern.
